When Should You Put Your House on the Market?

According to The Advisory, the best time for your house to be listed online is any time between Monday at 5:00 a.m. and Tuesday at 9:00 p.m. It is worth noting that this is only the case during a ‘normal week’ and not during bank holidays.

Looking to sell your house quickly? March is the best month to sell! Based on data from RightMove, the industry average length of time to sell a home in March is just 57 days. August and December are historically the slowest months to sell a home due to the Christmas season and school and summer holidays. In fact, the average length of time to sell a home in November or December is 79 days.

While this research may leave you thinking that it is best to sit tight and wait until March to put your home on the market, it does depend on the type of property you are looking to buy or sell. If you want to buy or sell a terrace home or 1 or 2 bed flats, the time to do so is actually during the months of January, February or September. Interested in buying or selling a 3 or 4 bed family home instead? We highly recommend avoiding trying to buy or sell during school holidays. Many potential buyers and sellers have children in this market. This means families may be away on holiday or are unable to view a house with their young children in tow during school holidays.
