A fixed fee based on property price, this price will have VAT added to it.

New Build Fee

we have to apply an additional fee for new build properties, as there are extra checks and work to be done. New build purchases are often much tighter on timescales, these imposed by the developer so it is important to instruct a conveyancer as soon as a developer deposit/reservation fee is paid.

Leasehold Fee

there is an additional charge for leasehold properties, as we need to do additional work to check the terms of the lease for you.  If you are having a mortgage, the mortgage company will have a whole list of requirements we must adhere to.

Buy to let or purchased for investment

it does not have an impact on your quote however, it will have an impact on your stamp duty costs.

Mortgage Fee

if you are obtaining a mortgage to fund the purchase of the property, there will be an additional fee for the work involved in relation to your mortgage company’s requirements.

ID Checks

ID checks are payable per client involved in the sale or purchase.

Shared Ownership

we will need to charge an additional fee where a property is shared ownership liaising with the party you are sharing ownership with, for example, the Housing Association.

Bank Transfer Fee

we will need to transfer funds electronically for sales, purchases and remortgages, we use the CHAPS system to transfer large amounts on the same day. There is a charge in the sum of £35 Plus VAT per transfer.

Third-party fees

these are standard and set by third-party providers

Standard searches

we offer a search bundle which will cover Local Authority, Drainage and Environmental Search.   The Costs of these Searches are £270.00.

Land Registry Searches

this is a search for information regarding land ownership, mortgages, charges, easements, restrictive covenants, property boundaries, rights of way and current and past ownership.

Land Registry Fee

this fee is payable to Land Registry (HMLR), who will be responsible for registering you as the new owner of the property once completion has taken place.

VAT

VAT is charged on our fixed fee and other fees. VAT does not apply to third party charges.
